BJP, which is now fighting Mumbai Municipal election of its own have promised to resolve the issues pertaining to Occupancy Certificate (OC) if voted to power in BMC. Hundreds and thousands of buildings in Mumbai are without OC. Occupants are paying double the tax, water charges and electricity, besides it is illegal to stay in non OC buildings. Builders and developers do not take OC from BMC for various reasons including FSI violation and local Corporator asking 2 cr to give NOC which is to be submitted along with other documents to BMC to get OC.
RERA rules says that if a project got Commencement Certificate and not yet got OC then it is treated as under construction project and all such buildings needs to take license from RERA authority. Transacting in such buildings also illegal and one will not get good title of the property.
OC issue is burning since long and former municipal commissioner Karun Srivastava tried to resolved the issue but lack of government policies and will gave no solution to the problem. Current Municipal Commissioner Ajoy Mehta to who Accommodation Times interacted in the past for the issue of OC said that let illegal structure be demolished.
For the first time any political party have included the issue in its manifesto besides many burning issues like open spaces and dust free city.
