CIDCO warns prospective buyers to verify documents prior purchasing any flats or premises in NAINA

CIDCO has been receiving many complaints that the buyers are being duped by the

builders in the NAINA region. CIDCO is the Special Planning Authority (SPA) under

the Clause (b) of subsection (1) of Section 40 of the Maharashtra Regional and

Town Planning (MR&TP) Act for NAINA. The Corporation has uploaded the details of

the development permissions granted by the office on the official website of CIDCO The prospective buyers can use

the uploaded information to verify the genuinity and this shall also warn them against

purchasing any land or property that is illegal.

It is noticed that some developers are selling apartments in their projects and

upcoming housing schemes by informing the buyers that their development

permissions are in the advance stage of approval from the authority. But while

verification, CIDCO observed that many developers have not even submitted their

proposal for grant of development permission and have commenced construction

without having legal valid commencement certificate.

Hence, CIDCO requests the prospective buyers to verify the approvals accorded by

the competent authority in advance before finalising any decision of buying a flat or

premises. It shall be the whole responsibility of the buyers to ascertain the

correctness, validity and authenticity of the project. CIDCO will not be responsible

towards any fraud and misrepresentation made by any developer.

CIDCO also appeals to the general public to verify the documents and approvals

given to projects by NAINA, CIDCO or District Collector, Raigad/Thane prior to the

appointment of CIDCO as SPA.
