CM is likely to hike suburbs FSI soon

Mumbai: Chief Minister Prithviraj Chavan is now ready to increase the Floor Space Index (FSI) in suburban areas from 1 to 1.33. Under the 1991 development control (DC) rules, FSI for island city is 1.33 remains the same.
According to the sources CM will soon announce the amendments in development control (DC) norms, however premium will be charged for the extra FSI. Whereas additional FSI will be used for the infrastructure development purposes in suburban area.
As residents of the suburban areas has made the several request to the urban development department related to grant extra FSI on payment of premium to the Brihanmumbai Municipal Corporation (BMC). As per proposal 50% of the premium will be used for construction infrastructure whereas left area will be attributed to the state exchequer. Though charges on premium on extra FSI has been challenged in the High Court. Observing that there was no such provision under the Maharashtra Regional Town Planning (MRTP) Act, the court ruled that it was wrong to charge premium on extra FSI. Subsequently, the government amended the MRTP Act to provide for levy of FSI. However, the development control rules were not amended at that time.
According to the senior officials of development department said that “the CM is very serious to amend the DC norms but he wants to know that indeed suburban residents want or the builder lobby behind this demand.”
