Overview : :”Real estate : A money spinner sector” Overview : The sector which is capital intensive and transactions multiply the value of property but the sunk cost remian isolated to the first purchaser. Since one person buys it and one person sales it, there is no theorum where the appreciation is quantified or a trend is established. The hytrogenious nature of real estate do not allow valuers to adopt comparison method of valuation hence historic value for comparison is not a good idea to drive value. Every time an investment is made, it stops the money rotation in the economy. Hence only intengible value rises and never falls.
To purchase or invest in real estate comes at last priority of an individual. On the hirarcy, the day to day expenes and social commitments comes first on spending. After that investment in liquid assests like shares and bond are preferred. The cash crunch and liquidity in the economy never allow a person to go for the real estate investment because it is a sunk cost. The benefit may arises after years. The immidiate need for yeild from investment never allow a person to think for such investment. The money which rorates in the economy ends at Real Estate Investment. It is a dead end for investment for next five years or so. It is nothing but wealth creation for the nation. Scenario is transforming and there are various methods and options which releases the liquidity on Real Estate.
