Kumar Urban Development to build Rs 1,000 cr green IT SEZ, targets IT biggies

o India’s 1st Pre certified LEED Core & Shell Platinum rated project in commercial segment

Mumbai, September 29, 2010: Armed with the coveted India’s first ever LEED C&S Platinum rating, leading developer Kumar Urban development Limited (KUL) has embarked on an adventurous IT-SEZ project at Pune, Christened as Cerebrum IT SEZ, the entire project will entail an investment of about Rs 1,000 crore and in the first phase, the company will invest about Rs 400 crore. Targeting IT biggies, the project is coming up near first phase of Rajiv Gandhi Info Tech Park, popularly known as the city’s Balewadi Silicon Valley.

“We are in receipt of all necessary clearances, including layout and environmental, for Cerebrum IT SEZ. We will soon start the work on the project,” said Mr Lalitkumar Jain, Chairman and Managing Director of KUL, which expects to draw about 18,000 people to work here.

The project is planned in line of highly successful tech parks abroad. Apart from being the 1st in India to have achieved the LEED (Leadership in Energy & Environmental Design) Platinum rating for commercial buildings it is the only 6th in the world to get the distinction.

LEED is an internationally recognized green building certification system, providing third-party verification that a building or community was designed and built using strategies aimed at improving performance. Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.

LEED Platinum is the highest rating level possible for scoring 80% above across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.
KUL has ensured that the green building principles are adhered to at every stage and sensitivity towards environment has been an integral part of the design. “It will have an ideal living environment with lush green surroundings and aesthetically designed landscaping features. True to our tradition, we will protect the natural topography to preserve the existing beauty while developing the ideal IT destination,” said Mr Jain

In the first phase about 1.8 Million sq.ft, will be developed of which 400,000 sq.ft is expected to be operational by Q3-2011. Targeting the IT and ITES companies across the world, KUL is keen to make this SEZ cost efficient for its clients.

The project will have two gardens to facilitate relaxation and rejuvenation of the professionals working here. The roof-top amenities on each tower will incorporate an Auditorium with Café Lounge, Business centre , SPA, Yoga Centre, Recreational break-out Area, Indoor Games, Swimming pool with rooftop gardens, Special areas like Celebration point, Innovative point, Silent Zone, Learning Zone, Inspiration Point, Amphitheatre and Restaurants.

The Cerebrum IT SEZ focuses on energy efficiency, water efficiency, reducing carbon emission, preventing ozone depletion, increased ventilation, green education and so on.

The Cerebrum IT SEZ also has a scenic beauty with a river flowing nearby and lush greenery. Located strategically, it is just about 23 km from the Pune airport and 18 Km from the city railway Station. From Mumbai, it is just 145 km, on the Expressway.

Going natural, the complex will incorporate an optimum day light system to ensure minimal use of electricity for lighting during day and this translates to reduced energy consumption, and increased feel-good quotient for the professionals.

KUL plans to deliver the commercial buildings in four stages each with an area of 4.5 lakh sq.ft, totaling to around 2 million sq.ft meant exclusively for IT /Commercial usage. It would comprise of processing area with incubation centre, IT buildings, Built-to-Suit campuses etc.

As per CRISIL Research‘s City Real(i)ty – 2009, incremental IT/ITeS employees added in the city of Pune is expected to increase from 8,115 in 2009-10 to 32,941 in 2013-14.
