housing societyMaharashtra Housing and Area Development Authority (MHADA) has sorted 67 vacant plots from all over the city measuring around 12 hectares of land, for the developments of affordable housing. The authorities will soon issue tenders for construction of housing on the plots.  In a recent internal review conducted by land-starved housing board they discovered these vacant lands.

The officials said, as the state government has increased the floor space index (FSI) for MHADA homes to three a few months ago, the land parcels will generate a sizeable number of homes that could be released through its annual lottery.

The housing board had recently observed a dip fall of available land reserved for construction. As per their last stocktaking survey carried in 2010, it resulted only 2 hectares of land from 1, 762, on these two hectare land in Shimpoli and Kandivali MHADA had set for redevelopment of the housing colonies, along with sector five of the Dharavi slums.

Now MHADA has discovered 67 plots for generating housing in the city. These plots are situated in the suburbs in areas such as Charkop and Versova in Andheri, Malwani in Malad, Gorai and MHB colony in Borivali, Akurli and Ekta Nagar in Kandivali, PGMP colony in Mulund, Tagore Nagar and Kannamwar nagar in Vikhroli, Pant nagar in Ghatkopar, Nehru Nagar and Vinobha Bhave Nagar in Kurla, Sahakar Nagar and Tilak Nagar in Chembur, Santacruz and Juhu.

Earlier in 2004 these plots were to be auctioned to developers at very minimum rates, but later it was set aside as much takers were not available. An official said, “during 2005-2006 MHADA homes and land had few takers since there was not much difference in pricing between public housing and better quality private housing.” Now, as the inflation is increasing in the real estate market, the demand for affordable MHADA homes have raised and the authorities are coping to fulfill the demands of the home buyers and utilize the forgotten plots.

As per the officials there is long queue for these houses for every single flat there is waiting of about 100 buyers. The lottery for these homes will be soon announced.
