MHADA Tender: Construction of 26,959 units for SGNP slum dwellers, tribals

Mumbai Housing and Area Development Authority (MHADA) has decided to construct 26,959 housing units for rehabilitation of eligible slum dwellers and tribal’s in Sanjay Gandhi National Park (SGNP) with an estimated cost of Rs 3,500 crore.

On Monday, it floated tender inviting bidders for this mega project. MHADA clearly mentioned no monetary reimbursement will be made to bidder but hand over TDR in lieu of construction.

Besides, this 2,000 units will be constructed on land 43 Acre for rehabilitation on tribal with the carpet area of 300 sp. ft. Houses will also have a terrace open to sky courtyard and for the rehabilitation of slum dwellers, 24,959 units will be constructed on land admeasuring 47 Acre with a carpet area of 300 sq.ft.  However, the slum dwellers units will have multi-storey of ground + 7 as permissible by the Airport Authority of India.

According to Authority, the timeframe is set for 48 months including monsoon. The Agency will have to get an approval of Structural analysis and design for proposed buildings from IIT, Mumbai / VJTI, Mumbai.

The bidder shall have to give an ‘Undertaking’ for the 50 years durability of the structure after the construction. The performance report should be certified by an officer, not below the rank of Executive Engineer for work executed for Government client. In case of similar works executed for private client cost of such work shall be multiplied by factor 0.50. Private work shall be supported by a certificate from concern Architect, Occupation Certificate & TDS issued by the statutory authority. Works executed on BOT or Joint Venture shall be considered.

The bidder will be allowed to construct houses by any option mentioned herewith at 1.1. While bidding the bidder shall clearly mention the technology which he is going to adopt for this project. However, for quoting the rates and for financial evaluation, all type of technologies will be treated at par. The technology with which bidder has become eligible shall be followed for the execution of work. Any alteration in technology with which bidder has succeeded in becoming eligible, will not be allowed.
