The skyline in outer Delhi may get a change in the coming years ahead if the government approves a plan for private builders to build high rise buildings spacious 15-17 storey housing complexes with modern facilities. To ensure that development is uniform and planned the government is set to finalize certain rules for land pooling. Land Pooling is a technique for promoting efficient, sustainable and equitable land development in the urban fringes. The concept of land re-adjustment has been used in various countries of the world for at least two hundred years. This method has been most successful in foreign countries. It works best when implemented in small to medium size areas.
The union Urban Development Ministry recently held a meeting of real estate bodies and Delhi Development Authority officials to fast track the process. One of the official said they expect the land pooling policy to be approved by April around the same time that DDA finalizes Delhi’s development plan for 2021. Restricting license to 50 acres and 100 acre parcels would ensure that the residential complexes have necessary social infrastructure such as schools, community facilities local shopping complexes. Major developments are already started in chunks.
