The Minister for Housing and Urban Poverty Alleviation, Ajay Maken said that the authorities and the centre now need to frame separate Floor Area Ratio (FAR) for the affordable housing. FAR states how much a developer is allowed to construct on a given plot size. Adding further he said that the idea of providing housing in already approved projects by allocating the FAR within the existing plans have been misunderstood by many of them. The basic idea is to provide affordable housing for economically weaker sections (EWS) and lower income group (LIG). By providing more FAR would definitely reduce the shortage in the country.
As per the current norms the private developers are now expected to leave about 30% of the project plot area for affordable housing. Maken said, citing problems such as faulty state level policies, absence of political will and developers approach towards affordable housing one needs equal participation of all the interested parties, authorities, government and urban planners.
To boost and promote affordable housing schemes government is already executing schemes under the Rajiv Gandhi Awas Yojana and Jawaharlal Nehru National Urban Renewal Mission.
