Some 15-20 years ago it was the era of stand-alone buildings, not any more. But to-day the defining trends is the concept of integrated townships and large housing complexes. It is not only economical but also comfortable living in the townships and large housing complexes in the city centres. The basic services like education, housing, electricity, water, sanitation and transportation are up to 50 percent cheaper on a per-unit basis to live in townships. To sustain rapid growth of population we need to create new townships with all the infrastructural facilities in the city centres. According to a report by Mckinsey, Mumbai will be among the five largest cities in the world by 2030 with an estimated population of 33 million people. Townships in reality sector, on 25 acres plus areas are reffered to as residential townships, while projects over 1000 acres are reffered to as integrated townships. Integrated townships have facilities like schools, dispensaries etc. in addition to other facilities known as lifestyle facilities like shopping, sport centres. Presently most of the townships projects on the promise of walk to work. What the developers promote through their integrated townships is self sufficient residential complexes, housed together with offices, commercial centres, clubs, schools, medical facilities etc. where the need to travel outside this dream township is minimal and walkable distance to workplace. Housing complexes, with all the facilities of comfortable living within easy reach are developing into townships. Cities like Indore, Jaipur, Jodhpur, Agra, Ajmer, Kundli, Lucknow, Panipat, Jalandar, Allahabad, Patiala, Chandigarh, Bhiwadi, etc. are the potential centres for the development of housing complexes and townships. There is more business activities for the builders and developers in tier I and II cities and they are ranking in good returns and faster sales of their projects. The general atmosphere in such complexes and townships is much better than the choked cities. The advantage of greenery all around and every facility in walkable distance is the hall mark of such developments and that is why they are in vogue. The future high growth of population can be taken care in integrated townships and housing complexes.
